PURPOSE
The purpose of this document is to set forth the rules and regulations for use of the Brunswick House Facilities by property owners of Brunswick Plantation.
See Appendix A for definition of terms, all of which are capitalized in this document.
Liability
- The Brunswick House Facilities are not guarded facilities. Therefore, all persons using the Facilities do so at their own risk. The owners of Brunswick House and BHC Management are not responsible for any accidents or injuries that occur on Brunswick House premises.
- A First Aid Kit is located in the Brunswick House indoor pool area. For emergencies, use the phone located in the exercise room.
- Members in Good Standing and their Immediate Family may use the Brunswick House Facilities. Guests of Members in Good Standing may use the Brunswick House Facilities only when the Member is in residence. Renters of homes, town houses, or condominiums that do not meet these requirements may not use the Facilities.
- Immediate Family and Guests that wish to use Brunswick House Facility during their visit may be issued guest passes. Additional passes can be obtained by registering the guest with the Brunswick House Administrator and paying $15 for each pass. Children under the age of 16 may not use the Brunswick House, unless accompanied by a parent or guardian.
- Brunswick House owners and BHC Management reserve the right to deny use of the Brunswick House Facilities to anyone at any time.
- Ballroom - 5:00 AM to 12:00 Midnight.
- Indoor Recreational Areas - 5:00 AM to 10:00 PM.
- Outdoor Recreational areas - 8:00 AM to 10:00 PM.
- Special days, special hours - as approved by the rental committee.
- New Year's Eve - 3:00 AM, latest.
- Only Members in Good Standing are permitted Private Use of the Brunswick House ballroom. Such Members using the ballroom for Private Use must conform to all rules and regulations set forth herein.
- Private Use of Brunswick House must be scheduled through the Brunswick House Administrator. Permission for Private Use of the ballroom will be granted on a first come, first served basis. Members requesting use of the ballroom will agree and sign a Private Use agreement and be assessed a Damage Deposit in advance of their function. Such Members are responsible for turning off lights, fans, TV, clean-up (see APPENDIX B - Brunswick House Check List) and locking the facility. Following such use, a BHC member will inspect the ballroom prior to returning the Damage Deposit. The Member is responsible for any damage in excess of the damage deposit.
- Brunswick House facilities are available to Members in Good Standing for meetings and events of local organizations. Such meetings are to be scheduled with the Brunswick House Administrator; either individually or on reoccurring calendar dates, subject to the following:
- Scheduled dates are apportioned on a first come, first served basis.
- When reoccurring dates will not be used, the Brunswick House Administrator should be notified.
- If reoccurring dates are not used, the organization representative will be notified that future scheduled meetings should be reserved individually.
- If schedule conflicts cannot be resolved between organizations, the Brunswick House Administrator and BHC chairperson shall resolve them.
- Noise level - Noise is to be maintained at an appropriate level so as not to disturb persons living in neighboring areas. Complaints from neighbors will be sufficient to consider the noise level inappropriate.
- Smoking - Smoking is not permitted within the building or in the outside pool area or tennis courts. Smoking is permitted on the covered porches and patio.
- Cooking - Cooking on Brunswick House Facilities is not permitted except as follows:
- Propane fueled grills, steamers and pots may be used in the rear parking area, lower patio and back lawn as long as cookers are at least fifteen (15) feet from any building.
- Reheating previously prepared foods by the use of the warming ovens and portable electric appliances which produce no smoke or grease, is permitted in the kitchen area only.
- Heated serving trays are permitted in the kitchen area and ballroom.
- Health Risks: Any one with a known contagious disease should not use Brunswick House.
- Sound system usage - Use of the sound system is limited to authorized personnel only. If the sound system is needed for Private Use of the ballroom, contact the Brunswick House Administrator well in advance of your function.
- Library - The library is for the use of Members in Good Standing only. Sign out books when removing them from the library, and when they are returned. As a guideline, books are to be returned in 30 days. No food or beverages are to be served or consumed in the library.
- The copying machine in the Brunswick House is for the use of the Brunswick House Administrator to make copies as needed and for committees or social groups under the auspices of the Homeowner's Organization. It is not suited for large document or multi-copy use. Members are not to use the copier for other than incidental personal use. Committees and social groups are to limit the number of copies they make to ten. If there is a need for more then ten copies, arrangements are to be made with the Brunswick House Administrator and may include a charge if it is necessary to use outside services.
- Defacing the Facility in any way (such as tacking or taping objects to walls or ceiling (banners, balloons, etc.) is not permitted. Users that wish to decorate the facility must get prior approval by the Brunswick House Administrator or a member of the BHC.
- No pets are allowed in Brunswick House Facilities except those trained to assist persons with disabilities.
- Property owners will be required to pay $15.00 for replacement of lost key cards.
- Proper Attire - Members shall dress appropriately when using Brunswick House Facilities. Shirts and shoes are required in the library, ballroom and kitchen. Pool and Tennis attire as described below. Following use of either pool or the Exercise Room, clothes must be dry before entering Brunswick House social rooms.
- Alcoholic beverages may not be stored with the Brunswick House. All beverages must be consumed during the scheduled event. All excess beverages must be removed immediately after the conclusion of the event for which they were intended. (Refer to letter to Mason Anderson from Timothy W. Morse, Assistant Counsel for the State of NC Alcoholic Beverage Control Commission, dated June 25, 1999.)
- The Brunswick House and surrounding facilities are for the enjoyment of all the members, their guests and families. Inappropriate or offensive behavior or language will not be tolerated. In such a case, the offending persons or persons will be asked to leave.
Who may use the pool:
- Only Property Owners, Home Owners, and Lakes Condominium owners, their families and guests, may use the pools. Renters of BP homes and condominiums may not use the pool unless they meet this requirement.
The Lakes Pool: Only Lakes Condo owners, their families and guests may use the pool. - Anyone under the age of 16 or any non-swimmers must be accompanied by an adult (age 21 or older).
- Any child under the age of 14 is not allowed in the Hot Tub or Sauna.
- Infants and toddlers must wear approved disposable swim wear when using the pools. Any adult with incontinence problems must also conform to the use of approved disposable swim wear.
- No person with skin, eye, or nasal infection, or communicable disease is allowed in the pool.
- No animals or pets are allowed in the pool area.
- It is strongly recommended that no one swim alone.
- It is strongly recommended that no one under the influence of alcohol swim in the pool.
- It is recommended that everyone shower before entering pools.
- Management reserves the right to close the pool for any reason.
- No running, boisterous or rough plays in the pool area.
- No smoking or eating in the pool area. Eating and smoking is allowed on the patio area.
- Drinks may only be served in non breakable containers.
- No diving in the pool.
- Footwear should be limited to soft soled shoes, flip flops, etc.
- Brunswick House pool users should use the bathrooms adjacent to the exercise rooms.
- Do not pour water onto the Sauna heater! This will destroy the heating element. It is a dry device only.
- A sign up sheet is available in the hallway between the dressing rooms. To assure yourself of a tennis time, sign up a court in advance. Persons that sign up for court time have priority. If more than 10 minutes late, their priority is void.
- Attire - Players shall wear a shirt, shorts, warm-up suits, tennis shoes, or shoes with white or neutral colored soft rubber soles.
- Etiquette - Players shall obey the rules of tennis with regard to behavior on the court.
Keep noise to a minimum.
Avoid foul language.
Stay on your court.
Respect the person's game on adjacent court. Do not enter their court during a point. - No smoking or eating on the courts. Eating and smoking is allowed on the patio area.
APPENDIX A - Definition of Terms
BHC - Brunswick House Committee, chartered to oversee and manage all assets of Brunswick House.
BPPOA -The Brunswick Plantation Property Owners Association.
BRUNSWICK HOUSE - The Building and all its contents.
BRUNSWICK HOUSE FACILITIES - The building, outdoor pool, tennis courts, grounds, parking lots.
CONTAGIOUS DISEASES - Diseases that can be transmitted through use of the facilities.
DAMAGE DEPOSIT - A damage deposit of $100 is required prior to being granted use of the ballroom if alcoholic beverages are not served. If alcoholic beverages are served, the damage deposit is $500.
EXERCISE ROOM - Room to right of main entrance.
FACILITIES - All assets of Brunswick House, including the building, library, exercise room, ballroom and kitchen, pools, and tennis courts.
IMMEDIATE FAMILY - Parents, children and spouses, grandchildren and siblings of members.
LIBRARY - Room opposite ballroom.
MEMBER IN GOOD STANDING - A Property Owner who has not been cited for serious infractions of the rules and regulations governing the use of Brunswick House, and whose BPPOA fees are current.
PRIVATE USE - Members in Good Standing may be granted use of the Brunswick House ballroom to conduct a private function, such as a dinner, party, etc. Private Use of the ballroom is subject to the rules described above.
POOL/TENNIS SUBCOMMITTEE - A subcommittee of BHC chartered to oversee maintenance and use of the pools and tennis courts.
PROPERTY OWNER - Owner of land or condominium in Brunswick Plantation.
RECREATIONAL AREAS - Exercise room, indoor pool area, and outdoor pool area and tennis courts.
